Foundation Structural Supportin Baltimore, MD
When beams, columns, or wall sections have lost their load-bearing capacity, structural support systems restore the integrity of your foundation and the floors above it.
Get a Free InspectionWhat Structural Support Addresses
Baltimore homes — particularly older rowhouses and cape cods — often have load-bearing beam and post systems in the basement that have been compromised by moisture, age, or inadequate original design. Sagging floors, cracked plaster ceilings, and visible gaps between walls and floors are all signs that the structural support system below needs attention.
We install supplemental support systems using adjustable steel columns and engineered beams that restore load paths and eliminate floor sag — typically without disturbing finished living spaces above.
Our Structural Support Solutions
Adjustable Steel Columns
Heavy-duty telescoping steel columns are installed beneath sagging beams, bearing on concrete footings and lifting the beam back to level over time through gradual adjustment.
Concrete Column Footings
New spread footings are poured at the base of each column installation to distribute the load to undisturbed soil — ensuring the column doesn't settle.
Beam Sistering & Replacement
Compromised main carrying beams are sistered with new structural lumber or replaced with engineered LVL beams with greater load capacity.
Point Load Transfer
Where concentrated loads from above (posts, columns, load-bearing walls) land on unsupported spans, we install point load transfer systems that route loads efficiently to the foundation.
Existing Column Assessment
We assess and repair or replace deteriorated wood or masonry columns that have lost their original bearing capacity.
FAQs
Can you level my sagging floors from below?
In many cases, yes. Adjustable steel columns can be tightened gradually over time — typically 1/4 turn per month — to lift sagging floors back toward level without cracking plaster or drywall above.
Will the columns be permanent?
Adjustable steel columns are a permanent structural element. Once set to the correct height, they remain in place indefinitely.
Do I need a structural engineer?
For complex situations, we may recommend a structural engineer evaluate the system. We can refer you to licensed engineers and coordinate with them during the repair.
How long does structural support installation take?
Most column installations are completed in one day. Beam work may take 2–3 days depending on complexity.
