The Hidden Danger Beneath Your Floor

Most homeowners never think about their crawlspace — until problems start appearing upstairs. Musty smells, cold floors in winter, unexplained allergy symptoms, and even sagging subfloors are all signs that moisture is silently damaging the space beneath your home.

Up to 40% of the air in your living space can come from your crawlspace. If that space is damp and moldy, that's what your family is breathing. Crawlspace encapsulation creates a clean, dry, sealed environment that protects both your home's structure and your indoor air quality.

The Encapsulation Process: How We Seal Your Crawlspace

Crawlspace encapsulation is a multi-step process that transforms a damp, unhealthy space into a clean, dry, conditioned environment. Done correctly, it's one of the most effective investments you can make in your home's longevity and indoor air quality. Here's exactly what we do.

Step 1: Inspection and Preparation

We start by assessing the crawlspace for existing water issues, mold, structural damage, and pest activity. Standing water is removed, debris is cleared, and any existing damaged vapor barriers are hauled out. If mold is present, we address it before encapsulation begins — encapsulating over active mold traps spores and creates a worse problem. Any rotting joists or beams are identified for repair.

Step 2: Drainage and Sump Pump

If your crawlspace has any history of water pooling, we install a drainage system first. A perimeter channel is trenched into the crawlspace floor, connected to a sump basin with a submersible pump. This ensures that any water that enters — whether from ground seepage or plumbing leaks — is immediately collected and discharged outside, away from your foundation. Without this step, a vapor barrier would simply trap water underneath it.

Step 3: Vapor Barrier Installation

We install a heavy-duty, 12-mil or 20-mil reinforced polyethylene vapor barrier across the entire crawlspace floor. The barrier is carefully cut to fit around piers, pipes, and obstacles, then sealed at all seams using specialized waterproof tape. The barrier extends up the foundation walls to a designated height, where it is mechanically fastened and sealed at the top edge. Every penetration — plumbing, support posts, vents — is meticulously sealed to create a continuous, airtight membrane that blocks ground moisture from entering the space.

Step 4: Dehumidification and Air Sealing

With the barrier in place, we install a commercial-grade dehumidifier sized for your crawlspace volume. The dehumidifier maintains humidity below 50%, the threshold below which mold cannot grow. We also seal crawlspace vents and access doors — contrary to older building practices, vented crawlspaces in Maryland's humid climate actually pull moisture in rather than letting it out. The finished crawlspace is clean, dry, and conditioned, protecting your home's structure and the air your family breathes.

Frequently Asked Questions

What is crawlspace encapsulation?

Encapsulation is the process of sealing your crawlspace with a thick vapor barrier on the floor and walls, combined with drainage and humidity control, to create a dry, conditioned space.

How do I know if I need crawlspace encapsulation?

Signs include musty odors in your home, high indoor humidity, sagging floors, visible mold or rot in the crawlspace, or increased energy bills. A free inspection will confirm whether encapsulation is right for you.

Does encapsulation improve energy efficiency?

Yes. Sealing the crawlspace reduces conditioned air loss and keeps floors warmer in winter, often resulting in noticeable energy savings.

How long does the job take?

Most crawlspace encapsulation projects are completed in 1–2 days depending on the size and condition of the space.
