Interior Basement Waterproofingin Baltimore, MD
Interior waterproofing is the workhorse of wet basement repair in the Baltimore area. It manages water that is already entering the foundation and moves it out of the house instead of letting it spread across the floor.
Call for a Free InspectionWhen Interior Waterproofing Is the Right Call
Water gets into a basement in a few predictable ways: through the wall face, at the joint where the wall meets the floor, through cracks in the slab, or up from under the slab when the water table rises. Interior systems address all four of them in one installation, which is why they are the most common solution for homes in Baltimore City and the surrounding counties.
Interior work also makes sense when exterior access is limited. Rowhome party walls, tight side yards, finished landscaping, and driveways poured against the foundation all make excavation impractical. Working from inside avoids all of it.
Signs You Have Water Entering Your Basement
- Water or dampness along the base of basement walls after rain
- White powdery efflorescence on block or poured walls
- Peeling paint or bubbling drywall at the bottom of the wall
- A musty smell that gets stronger in humid weather
- Water pooling on the floor with no visible crack
- Rust stains on the bottom of appliances and metal furniture legs
How an Interior System Is Installed
Inspection and moisture diagnosis
We look at where water is actually entering — the wall face, the floor-wall joint, floor cracks, or coming up through the slab — because each points to a different fix.
Perimeter trench along the footer
A narrow trench is cut through the basement floor at the base of the wall, following the footprint of the foundation.
Wall flange and perforated drain
A wall flange captures water weeping through block cores above the floor line. The perforated drain sits in washed gravel below the floor level.
Sump pit and discharge
The drain slopes to a sump pit where a pump lifts water out and away from the house through a discharge line.
Floor restoration and cleanup
New concrete is poured over the trench, the work area is cleaned, and we walk you through the finished system before we leave.
What to Expect During the Job
- Concrete cutting creates dust. We set up containment and use dust control, but expect to clear the immediate area first.
- The work is loud for the cutting portion of day one, then much quieter once the trench is open.
- Your water stays on. We are working in the basement floor, not on supply lines.
- We haul out broken concrete and leave the floor broom-clean at the end of each day.
What Affects the Cost
- Linear footage of wall to be drained, which follows the shape of the foundation rather than square footage alone
- Whether the floor is slab-on-grade or there are footings and obstructions to work around
- Number of sump pits and pumps required for the water volume
- Whether a backup pump and discharge line are added
- Access: narrow basement stairs and finished spaces slow the work down
Interior Waterproofing FAQs
Does interior waterproofing actually stop water, or just hide it?
It stops water from reaching your floor and belongings. The system collects water where it enters and moves it out before it can spread. What it does not do is keep water out of the wall itself, so we always look at exterior causes too.
How long does installation take?
Most residential basements are finished in one to two days. Larger basements, or ones with thick floors and multiple rooms to work around, can run longer.
Will I need a sump pump?
Yes. Interior drainage collects the water but needs somewhere to send it. A sump pump is part of the system, and we recommend a water-activated backup if you lose power during storms.
Can I finish my basement afterward?
In most cases yes, once the system is in place and the concrete has cured. We can talk through what to leave accessible for future service.
Is interior waterproofing cheaper than exterior?
Usually. Interior work does not require excavating around the house, so it is faster and less expensive. Exterior is the better answer in specific situations, such as a failing wall that needs to be addressed from the outside.
